Understand the Community Association and HOA

Sun City Texas Community Association

Property owners are members of the Sun City Texas Community Association or Sun City Texas HOA.  The Community Association regulates the life and property of the community and ensures that rules and regulations are properly enforced to maintain the quality lifestyle and value of home ownership.  The Sun City Texas homeowners association sets annual budgets and homeowners' dues.  Review frequently asked questions for answers.

  •  There are currently 4 resident board members and 1 developer board member, however the developer board maintains the majority vote and will have a presence on the board until the community is 95% built out.


  •  It is managed by internal Community Association Staff.


  •  Every year we do a 3rd party professional survey to all residents to make sure that residents have a chance to voice any concerns or make recommendations. Some examples of things we’ve added in the past based on resident feedback are the dog park, softball field, pickle ball courts, expanded wood shop and expanded arts and crafts facilities.  


  •  There are some activities that are paid for separately from the HOA dues. Golf is a major activity that has a separate fee structure. Some other examples of activities that have separate fees are exercise classes, joining a chartered club, or attending events such as dances and concerts.


  •  Yes, we have an asset reserve fund that is kept at our target level based on Board approved policies.


  •  The board goes through an in-depth budgeting process each year based on the current needs of the community. Dues could go up annually but in the past 6 years dues have only gone up 1 time.

  •  Yes, there is a community magazine called the Sun Rays that is published monthly and mailed to all residents. There is also an intranet site for residents.


  •  Yes, any resident is welcome to bring a new potential club to the CA and Board of Directors for possible addition into our list of clubs.  Any group with a minimum of fifty (50) Association Members who are interested in pursuing a particular hobby, recreational, social or cultural endeavor may join together as a chartered club, subject to the procedures and parameters in place. An application must be completed and board approved before the club can be an official affiliate to Sun City Texas.


  •  Visitors age 19 and under cannot reside here full time but they can visit and spend the night up to 90 days a year.


  •  Grandchildren ages 4 and over are able to swim at the pools during designated hours. There is a park/playground area for grandchildren. We also have a grandchildren’s summer camp with two different week-long sessions held during the month of June. The kids get to participate in activities such as swimming, tennis, arts and crafts, etc
  • Annually Sun City Texas hosts Junior Camp, a four day camp for grandchildren ages 7-11. Drawing for enrollment is in March and camp takes place the last two weeks of June.


  •  The Sun City Texas Community Association has complete information about activities, clubs and interest groups, calendars, maps of hiking trails, contact phone numbers, meeting room reservations, and lots more. 


  •  The Sun City Texas Citizens on Patrol program is a sub-committee of the Community Association's Emergency Management Governance Committee.  Members volunteer their time to drive patrol shifts observing and reporting suspicious activity to the Georgetown Police Department. 
  • Other activities performed by the volunteers include providing driving directions to visitors, assisting at motor vehicle accidents until first responders arrive, looking for lost pets, and helping with missing persons searches.  COP's volunteers also assist with event parking for large gatherings such as the Non-Profit Fair, the Veterans Day Program, and the Sun City Garage Sale.  
  • On April 19, 2011, COPs supplied 14 volunteers from their Emergency Response Team who provided 60 hours of traffic control and evacuation center assistance during a hazardous materials incident resulting from an overturned gasoline tanker truck.  During 2011, members volunteered a total of 6,457 hours.  5,239 of those hours were patrolling Sun City Texas neighborhoods covering 46,593 miles.  COPs patrol vehicles are provided as a courtesy by Don Hewlett Chevrolet Buick.
